Turnkey installations, start to finish
A turnkey project means the building owner deals with one team, from the first structural walk-through to the final tray of sedum. We coordinate the engineers, waterproofing contractors, irrigation specialists, and horticulturists ourselves so nothing gets handed off between disconnected suppliers.
What "turnkey" actually covers
Many green roof projects fail at the seams between trades. A waterproofing contractor finishes their scope, an irrigation installer arrives weeks later without a shared drawing set, and the landscaping crew plants into a system nobody fully documented. We avoid that by keeping structural, waterproofing, irrigation, and planting under a single project file, reviewed by the same team at every stage.
This applies equally to a 2,000 square metre extensive sedum roof on a logistics building and a modular living wall behind a hotel reception desk. The scale differs. The coordination discipline does not.
Stage by stage
Structural assessment & survey
A structural engineer inspects the roof deck or wall substrate, reviews existing drawings where available, and confirms current load capacity, waterproofing condition, and access points. For older buildings without complete documentation, we commission a targeted survey rather than relying on assumptions.
Design & specification
System build-up, drainage layout, irrigation zoning, and plant palette are documented in a technical specification, sized specifically to the assessment findings rather than a generic template.
Regulatory check
We confirm whether the specific scope requires notification or permit under Prawo budowlane, and prepare any documentation the local building authority requests before installation is scheduled.
Installation
Waterproofing checks, root barrier, drainage board, filter fabric, irrigation lines, substrate, and planting are installed in sequence by a single supervised crew, with photographic documentation at each layer.
Commissioning & handover
Irrigation is calibrated and tested through a full cycle, as-built drawings are compiled, and a walkthrough is scheduled with facilities staff so they understand what they now maintain.
Ongoing maintenance
Where an annual contract is in place, the same technical team returns for scheduled visits, so the people maintaining the system are the ones who installed it.
