We design, install, and maintain extensive sedum roofs, intensive roof gardens, and modular living wall systems for office buildings, hotels, and residential complexes. Structural assessment, drainage engineering, irrigation, planting, and a maintenance contract that follows the seasons.
A green roof is a layered technical system. Waterproofing, root barrier, drainage board, filter fabric, growing substrate, and vegetation each have a job to do, and each layer has to be compatible with what sits above and below it. We approach every project the same way a structural engineer would: assess the load path first, then design backward from what the building can actually carry.
That discipline matters more in Poland than in milder climates. Warsaw winters bring sustained frost and snow load; Kraków summers bring heat that stresses shallow substrate layers. Sedum mixes, drainage capacity, and irrigation scheduling all have to be calibrated for the local climate zone, not imported unchanged from a catalogue designed somewhere else.
Living walls inside lobbies and reception areas answer a different set of questions entirely: light levels, humidity control, and how a facilities team will actually water and prune a vertical planted surface without scaffolding every time. We design the irrigation and access details before we choose a single plant.

Lightweight, low-maintenance vegetation layers of sedum, moss, and drought-tolerant herbs on shallow substrate. Suited to flat commercial roofs with limited additional load capacity. Under Polish building code, this category typically falls outside the scope of works requiring a construction permit.
Deeper substrate profiles supporting shrubs, small trees, lawn areas, and walkable paving. Built for hotel terraces, residential courtyard decks, and office rooftop amenity spaces where people will actually spend time.
Panel-based vertical planting systems for lobbies, reception desks, and atriums. Each module connects to a shared irrigation loop and can be swapped individually during maintenance visits without disturbing the rest of the wall.
Drip lines, moisture sensors, and drainage boards sized against local rainfall data and roof geometry, tied into the building's existing water supply and stormwater management wherever that is possible.
Annual contracts covering spring inspection, summer irrigation checks, autumn planting rotation, and winter drainage clearing, scheduled around the growth cycle rather than a fixed calendar date.

A structural engineer reviews the roof deck or wall substrate to confirm load capacity, waterproofing condition, and drainage points before any design work begins.
We select between extensive, intensive, or a hybrid system based on structural findings, budget, and how the space will be used day to day.
We identify whether the project requires only a notification, a formal permit, or falls outside those requirements entirely under current Polish building code.
Root barrier membranes, drainage boards, and filter fabric are installed and pressure-tested before any substrate goes down.
Drip lines and moisture sensors are connected first, then substrate is laid and plants are installed by species and zone according to sun exposure.
We provide as-built drawings, a maintenance schedule, and, where the owner chooses it, an annual contract with seasonal planting rotation.
Under the Polish Construction Law (Prawo budowlane), extensive green roof systems installed on existing flat commercial roofs generally qualify as maintenance or renovation works rather than construction requiring a building permit (pozwolenie na budowę), provided the additional load stays within the values confirmed by structural assessment and the roof's fire classification is not altered.
Intensive systems that add walkable terraces, planters with trees, or significant structural load usually move into a different category and may require notification to the local starostwo powiatowe, or in some cases a full permit, depending on the scope of works and the building's existing use classification. We identify which category applies to a specific building before technical design begins, and this assessment is documented in writing as part of every proposal.
