Project work runs on a fixed weekly schedule between two cities. This page describes how site visits, design work, and installation crews are organized across each region.
Warsaw and the surrounding Mazovia region
Warsaw's office stock, concentrated around Mokotów, Wola, and the Śródmieście business district, is dominated by large flat commercial roofs built from the 1990s onward. Many of these buildings were constructed with waterproofing membranes and structural margins that make them reasonable candidates for extensive sedum systems, once a structural assessment confirms the numbers.
Hotel groups operating in the city centre have shown steady interest in intensive roof terraces as amenity space, particularly where a rooftop bar or breakfast terrace already exists and simply needs a planted upgrade around the hard landscaping. Residential developments further out, in districts like Białołęka and Ursynów, tend to ask about courtyard-level green roofs over underground parking structures, which behave more like intensive systems from a structural standpoint regardless of how shallow the substrate ends up being.
Site visits in Warsaw and the wider Mazovia voivodeship are typically scheduled within the same working week as the initial enquiry, depending on current project load.
Kraków and the Lesser Poland voivodeship
Kraków presents a different set of technical questions. The historic centre falls under conservation oversight, so any roof-level work visible from protected sightlines requires additional coordination with the city conservator's office before installation begins, regardless of whether a construction permit is required for the green roof system itself.
Outside the old town, newer business districts such as Podgórze, Czyżyny, and the Bonarka commercial area have a similar building profile to Warsaw's newer office parks, and extensive systems there follow the same assessment and installation approach. Residential complexes in Kraków have shown particular interest in living wall systems for shared lobbies, partly because ground-floor lobby space in the city tends to run smaller than in Warsaw, and a planted wall adds presence without consuming floor area.
We maintain a standing installation crew based in the Kraków metropolitan area, which keeps travel time down for maintenance visits and seasonal planting rotations throughout the year.
Coordinating a project across two cities
Some clients operate buildings in both regions, and in those cases we run a single maintenance contract covering all properties, with visit schedules staggered so that the same technical team can service Warsaw locations early in the week and Kraków locations later in the same week. This keeps documentation and plant sourcing consistent across a portfolio, rather than treating each building as an isolated contract.
For buildings located outside these two metropolitan areas, get in touch directly. Depending on scope and distance, a project may still be feasible, particularly for larger commercial installations where a single site visit can justify the additional travel.
